How We Determine A Homes Value


 

…How We Determine Our Suggested List Price For Your Home
 
       
Find out as much as we can about your home that’s not obvious on the tax records (if we haven’t already seen it); upgrades, amenities, views, road noise, etc.
 
·        Determine what the most comparable properties  are for your home using very specific criteria:
 
o   Square Footage of home
o   Square Footage of lot
o   Size of usable yard
o   View (if any)
o   Upgrades
o   Numbers of bed/bath
o   Proximity to your home
o   Proximity to busy streets (road noise)
o   Age of building
o   Age of Windows
o   Age of Roof – type of roof (especially important with our fire issues)
o   Condition of building (deferred maintenance)
o   Parking (number of garage spaces)
o   Proximity to shopping, dining, etc.
 
·         Compile a list via the MLS and the San Diego County Tax record (some homes are not sold or listing on the MLS) all comparable properties in your neighborhood; Active, Pending and Sold
 ·        If we haven’t seen each of the “SOLD” homes, realistically we                   can’t see every house on the market, we take the research to the next level:
 
o   Review all of the information noted on the listing (including confidential remarks, supplements, etc)
o   Review Tax/Ownership information
o   Enlist the help of our title company if needed
o   Review photos, virtual tours, etc.
o   Use aerial mapping to zoom in on the property
o   Drive by home
o   Call original listing agent to research condition, concessions, appraisals, etc.
o   Call buyer’s agent ask similar questions
 
·        Make appointments to physically see each of the “ACTIVE” and “PENDING” (if possible) listings in your comparable area
 
·        Call on pending sales to get as much information as possible from agent on pricing, terms ,etc. affecting value of property
 
·        Once we have gathered all of the necessary information, we scrutinize it, coupled with our experience, expertise and market knowledge to come up with a price that we feel will sell your home for the highest price the market will bear.
 
·         With the exception of a professional property appraisal ($350.00 - $600.00) , this will be the most accurate, comprehensive evaluation of your home’s value available.
