  • Schedule an interview that will allow time to get to know one another, give you an idea of my background, qualifications and methods I use to help you find and purchase your new home.

 

  • Upon hiring me as your exclusive consultant, you will be enrolled in my “Buyer Concierge Program”, entitling you to lots of free and useful information and services for your home purchase (see details following)

 

  • Always have your best interest at the forefront of my business dealings and practices

 

  • Create and implement a tailored plan of action, which will help achieve your goals while maximizing our time together.

 

  • Put you in touch with my lender contacts to assist in getting you pre-approved, making sure you are in the strongest possible negotiating position and so you can shop your loan for the best terms and rates.

 

  • Arrange all home showings

 

  • After we’ve gone out and looked at homes together and I have a good feel for your style, taste and needs, I will preview homes as they hit the market, enabling me to critique them with an eye towards how well they fit your parameters. Then you can decide if you should look at it or pass on it.

 

  • Keep you updated with daily new listings, price changes, etc. in your area of concentration through our “Client Gateway”

 

  • Keep you posted on general San Diego market conditions

 

  • Provide you with information you may need or want on a particular home that you may be interested in purchasing.  Such as: setback requirements, easements, lot sizes, etc. so you can make informed decisions

 

  • Before you make an offer on a home, I will explain the terms of the California Purchase Contract (ten pages), guide you through the legal-ease and answer any questions.

 

  • Inform you of the seller’s obligations and responsibilities for disclosure on issues pertaining to the home

 

  • Draft and submit the California Purchase Contract to the seller and/or listing agent – highlighting the reasons why they should accept your offer

 

  • Negotiate on your behalf with the seller and/or listing agent with the goal being to get you the best possible price and terms.

 

·        Have direct contact with your lender to stay updated on progress and status of loan throughout process.

 

·        Be in constant communication with the seller and listing agent to ensure all time frames and contingency dates are being met

 

·        Arrange and be present for all escrow inspections (i.e. appraisal, buyer’s home inspection, etc.)

 

·        Review all seller disclosure documents (TDS in particular) and inquire with the seller should there be any questions or unclear information

 

·        Track all of your buyer contingencies and timeframes to make certain you are meeting the deadlines set forth by the purchase contract

 

·        Work closely with escrow & title making sure all documentation needed are in order and being completed in a timely manner

 

·        Be present at the Final walk-through of the home, prior to closing escrow.

 

·        Keep copies of all documents pertaining to the purchase of your home (i.e. contracts, inspection reports, title reports, addendums, etc.) and provide you with a complete set of copies (either hard copy or disc) upon close of escrow

 

·        Keep you updated on the progression of escrow, funding of loans and recording up to and including the day of closing

 

·        Arrange for delivery of keys and other necessary items upon closing

 

·        Provide you with a list of “Superior Service Providers” such as: plumber, handyman, etc. People with whom I have an established relationship, that have a high-level of customer service and competitive pricing

 

·         Continue to be just a phone call away, even after closing, if issues some up or you have questions.

 

·         Become your real estate consultant for life!
