Full Service… Full Time... · Create and implement a customized marketing and action plan to maximize exposure of your home for sale, through a variety of mediums · Provide you with a marketing calendar on the first of each month, so you can see what is happening behind the scenes · Help you determine a listing price for your home, aiming for the highest return in the shortest time · Assist you in effectively preparing your home so your property makes a good first impression to prospective buyers · Make recommendations, as needed for services you may require before or during the transaction such as: carpet cleaning, window cleaning, handy-man, home security company, homeowner’s insurance, pool service, cleaning service, etc. · Arrange and be present at all necessary appointments prior to the start date of the listing (i.e. design consultation, photo shoot, staging, etc…) · Arrange all agent and prospective buyer property showings · Follow up and obtain feedback on each showing · Keep you updated with weekly feedback on showings, open houses, internet activity, etc. · Update you regularly on your neighborhood activity (i.e. new sales, new listings price changes, etc.) · Keep you posted on general San Diego market conditions · Negotiate with buyer and/or buyer’s agent on your behalf · Help you objectively evaluate the terms and details of any offers received · Qualify and verify all buyers and their willingness , readiness and ability to perform on the purchase contract. Including but not limited to their financial information. · Have direct contact with buyer’s lender to stay updated on progress and status of loan · Be in constant communication with the buyer and buyer’s agent to insure all time frames and contingency dates are being met · Arrange and be present for all escrow inspections (i.e. termite inspection, appraisal, buyer’s home inspection, etc.) · Track all of your (seller) contingencies and timeframes to make certain you are meeting the deadlines set forth by the purchase contact · Work closely with escrow & title making sure all documentation needed are in order and being completed in a timely manner · Keep copies of all documents pertaining to the sale of your home (i.e. contracts, inspection reports, title reports, addendums, etc.) and provide you with a complete set of copies upon close of escrow · Keep you updated on the progression of escrow, funding of loans and recording up to and including the day of closing · Arrange for delivery of keys and other necessary items to buyer and/or buyer’s agent upon closing · Walk you through the process from beginning to completion |
